Seaside towns are still popular in Morocco. This is what emerges from the results of the analysis carried out by Mubawab over the period from May to August 2022 in terms of supply and demand for seasonal rentals. Relayed by the daily Eco Inspirationsthe study indicates that the supply of this type of property has jumped by more than 43% compared to the same period of 2021. That of apartments shows a 46.4% increase while the supply of villas has increased by almost 24%.
Despite the improvement in supply, prices which, according to the study, constituted “a determining criterion” during this summer period, have risen sharply. “For a night in an apartment, it was necessary to plan an average of 300 DH in Chefchaouen, 500 DH in Martil and Al Hoceima and 700 DH in Tetouan. These prices showed, respectively, increases of 67%, 50%, 25% and 75% compared to the same period of 2021. Increase also for the rental of villas with an average price of 3,700 DH per night in Tangier, 4,000 DH in M’diq, 3,600 DH in Cabo Negro and 3,100 DH in Martil”, we read.
The price of the night in an apartment has hardly changed in Marrakech. It remained stable at 600 DH on average. For villas, on the other hand, it rose slightly (+5.6%) or 2,800 DH per night. In Essaouira, the average price has increased both for apartments at 400 DH (+25%) and villas at 2,000 DH (+14%). In other cities such as Casablanca (600 DH), El Jadida (400 DH), Bouznika (700 DH) or Skhirat (600 DH), the trend remained similar to that of the previous year. In Fez (300 DH), Meknes and Ifrane (400 DH), the price of an overnight stay in an apartment has automatically fallen by 20% respectively.
“We have to believe that the surge in prices has not slowed down Moroccans’ holiday desires too much since the demand for real estate devoted to summer rentals literally exploded (+ 94%) between May and August 2022”, indicates the daily. . This progression includes an increase of 104% for apartments and 18% for villas.
It is undeniable that the attraction of families, MRE and tourists have been at the origin of this craze, in particular for the seaside towns of the North as well as for Marrakech, Essaouira, Casablanca. Precisely, the affluence for apartments was observed mainly in Tangier, Martil, Assilah, M’diq and Saidia (+115%), Marrakech (+95%) and Essaouira (+204%). For villas, the following increases were observed: Tangier (+58%), Essaouira (+66%), Agadir (+47%) and Bouznika (+230%).
